Reservations:

Start planning early, request information from us at least one year before your vacations begin for high season (Christmas in the Caribbean). This truly will allow you a greater selection & better prices. 6 months advance booking is recommended for low season bookings. You can also try us last minute for possible cancellations but the selection will be narrow and getting there may be difficult. If you have found what you are looking for secure it as soon as possible.

Rental Fees & Rates:

Because of the differences in High, Mid and Low season prices for each property, length of stay, currency exchange, occupancy ratio, taxes, security deposits,services, linens, utilities, staff inclusions you must call us in order to obtain a guaranteed rate for the property(ies) you are interested in. PLEASE CALL US AT 1888 72VILLA WITH A PROPERTY NAME OR REFERENCE NUMBER, LOCATION, DATES OR APPROXIMATE DATES OF TRAVEL AND THE NUMBER OF PEOPLE IN YOUR PARTY TO OBTAIN A GUARANTEED RATE. If you ever come across or see a lower rate for a specific rental property(rare but it may happen if a distributor decides to make a special offer to a chosen villa wholesaler), simply alert us, show this to us in writing and we will match any offer or discount available. BUT PLEASE BE AWARE OF BAD DECEPTIONS WITH STRIP DOWN QUOTES!

The rental price we will present you with will include all commissions.Local Taxes are often additional, though sometimes may be included or not necessary and this should be clearly indicated. Prices should include linens, pool and garden maintenance and in some cases maid service. (In the Caribbean chef, gardener & even car can be included depending upon the island you are decide to visit.) We can always arrange for additional staff according to your needs. All prices should be looked broken down to "hotel-like" quotes, i.e., per person nightly or double bedroom nightly rate. Your rate should have a final breakdown and be spelled out with what is or is not included prior committing with any villa broker.

*Ask for HONEYMOON RATES for any of our listings, generally available in low season, but can be negotiated at high season. This is a discounted "1 bedroom rate" with exclusive use of the property. *Don't be concerned if number of bedrooms exceed your needs- Prices per person or couple need to match budgeting.

Reservation Deposits:

In general 50% or 30% of the rental fee is required; in some cases when reservations are made up to one year in advance, deposit can be as low as 10% of the rental price. In general the balance payment of the rental fee is due 8 weeks prior arrival along with fully refundable security deposit (usually 20% of the rental fee) against damages, telephone & in Europe, utilities. A credit card can replace telephone & damage deposits in some cases.

Extra services:

Additional staff or maid service, food and beverage provisioning of the villa, boats, cars and airports transfers, tennis and golf memberships are made from the U.S. are at additional cost but can all be arranged.

Availability:

This again is on request only and changes daily, we can not confirm any dates without the appropriate deposits. We may at times offer a "courtesy hold" for 24 hours but this is not a confirmation and should not be considered as a commitment in our part to reserve the property.

Property Information:

This information will be sent to you 2 to 4 weeks prior your arrival dates along with your arrival instructions. Rental fees and security deposits must be paid in full before we can give you any information, including telephone number and address of the property.

Property Visits:

We are happy to try to organize a visit of available properties and arrange a meeting with our local representative when possible. A reservation deposit may be necessary and will be applied to your rental fee(of any property you confirm with us). This sometimes can be extremely difficult to organize, due to availability, clients or owners privacy reasons. No specific property information can be given under any circumstances to anyone in order to drive by or see from the exterior for security reasons.
